The revaluation of all Avalon properties is in its final stages. Vital Computer Resources, the appraisal firm hired to complete the project, reports that preliminary value estimates will be mailed to all property owners in the second week of November. This notification will include a contact number for homeowners who wish to discuss this preliminary value on an informal basis with representatives of the firm. Property owners should be aware that the revaluation considers the value of both the land and any structure thereon. In some instances the value of the structure may be well below the value of the land.

Last year the Cape May County Board of Taxation ordered the revaluation for completion for the 2004 tax year. The Tax Board orders a revaluation when the average ratio of assessed value compared to market value falls below 85%. In 2003 Avalon's ratio was 71.97%.
